What people ask us most
What is the difference between an inspection and an expert report?
The inspection checks the home and lists the issues with photographs. The expert report goes further, explains the cause of each defect, values its repair and is signed by an expert so you can negotiate, claim or present it in a Spanish court.
Can I turn my inspection report into an expert report?
Yes. Converting the technical report into an expert report costs €199 + VAT. Court assistance is booked separately.
Is it the same as the ITE building inspection?
No. The ITE and IEE are compulsory inspections of the whole building with their own requirements. Our inspection is a private service on your home, designed for buying, receiving a new build or claiming for defects.
Can your valuation be used for a mortgage?
No. A mortgage valuation can only be issued by valuation companies and in-house valuation services approved by the Bank of Spain. Our expert valuations are for inheritances, divorces, claims and court cases.
