FAQ
Questions about prices
How much does a home inspection cost?
It depends on area, property type, age, location and the report's scope, for example whether you want repair valuations. A small Torrevieja flat requires different work from a detached house with grounds a hundred kilometres away. We therefore provide a fixed quote for each case, defining scope and price before starting. Request it through the form with the property's basic details rather than assuming there is one standard inspection tariff.
Is the quote fixed or can it change?
It is fixed for the scope described. Before work begins, you receive written details of the visit, deliverables, price and timescale. It would change only if the assignment expands, for example because you add repair valuations or a reinspection. In that event, we propose the change first and you accept it in writing. There are no unexpected invoice additions for the originally agreed scope.
Do prices include VAT?
Each quote clearly states whether IVA, Spanish VAT, is included. Indicative website prices state plus VAT where it is excluded. Businesses and professionals may need an invoice showing their tax details; private clients receive one in their own name. Provide billing details when accepting the quote. If you are requesting the service from abroad, check the stated total and the name to appear on the invoice before accepting.
Do you charge for travel?
This depends on distance from our bases in Torrevieja and Seville. Travel is usually included nearby; for more distant locations, it is shown separately in the quote before acceptance. Where several homes in the same area are inspected on one day, for example in a new development, the travel cost is shared. Include the property's municipality or postcode so travel can be considered as part of your particular quote.
How is the service paid for?
Payment method and timing are stated in the quote, normally by bank transfer. Some assignments, particularly expert reports requiring extensive study, involve an advance when accepting the quote and the balance before report delivery. You always receive an invoice. We do not request undocumented cash payments or bank details through insecure channels. Read the payment schedule alongside the stated scope so that you know when each payment is due.
How much does a second snagging inspection cost?
A new-build snagging reinspection costs less than the first inspection because it focuses on already documented issues. It is quoted according to their number and travel distance. Request it when the developer says all snagging repairs are complete, so they can be examined together. You receive an updated list identifying resolved and outstanding issues. The original report's numbering helps you follow the comparison between the first inspection and the return visit.
