Home inspection in Alicante

From Torrevieja we cover the whole province, from the Vega Baja to the Marina Alta. We inspect the property before you buy or receive it and tell you what defects it has, which are serious and what they cost to repair.

Questions about inspections in the province

Do you cover Benidorm or La Vila Joiosa?

Yes. The Marina Baixa is one of our regular areas, and Benidorm and La Vila Joiosa are among the municipalities in the province with most homes started in 2025. We organise the visit from Torrevieja on an agreed date and, if there is a travel cost, it appears in the quote.

I am buying on the Costa Blanca from abroad. Can you do everything without me?

Yes. We arrange the visit with the agency, the seller or the developer and send you the report with photographs. We explain the findings in English and other languages, although the report is written in Spanish.

FAQ

Common questions

What does a home inspection cover?

We examine the accessible parts of the property: visible structure for cracks or deformation; façades, terraces and roofs where access is possible; windows, doors, closures and seals; floors, wall tiles, walls and ceilings for hollow areas, uneven tile edges or poor flatness; and signs of water penetration, rising damp or condensation. Electrical installations, plumbing, drainage and heating or cooling are checked insofar as they can be seen and tested without dismantling anything. Each finding is photographed and recorded with its exact location.

How long does the inspection visit take?

This depends on the property's size, age and condition. An average-sized flat usually takes between two and three hours, while a detached house or a property with a garden, terraces and garage may require longer. The quote includes an estimated duration. Avoid scheduling another appointment immediately afterwards: if something needs closer attention, it is helpful to have enough time to examine it carefully during the same visit.

What do I receive after the inspection?

You receive a report listing numbered issues, each with its location, photographs, description and level of seriousness. Findings are organised so that you can distinguish urgent, important and minor matters. If commissioned, the report also includes an indicative repair cost broken down by work item. It is designed for practical use: negotiating the price, requesting snagging repairs from the developer, or deciding whether to proceed with the purchase.

Do you charge for travel?

This depends on distance from our bases in Torrevieja and Seville. Travel is usually included nearby; for more distant locations, it is shown separately in the quote before acceptance. Where several homes in the same area are inspected on one day, for example in a new development, the travel cost is shared. Include the property's municipality or postcode so travel can be considered as part of your particular quote.

Which areas do you cover?

From Torrevieja, we serve Alicante province and Murcia, Valencia and Albacete. From Seville, we serve Seville province and Huelva, Cádiz, Málaga and Córdoba. For the rest of Spain, ask about availability: we assess each case and state any travel charge in the quote. For judicial expert work, we can act before any Spanish court. Provide the actual property location rather than your overseas address when asking which inspection arrangements are available.
