Last updated: 2 October 2026. This English version is a translation; if there is any discrepancy, the Spanish version prevails.

2. Purpose and acceptance
This legal notice governs access to and use of verifyhomeinspector.com in all its languages. Browsing the website means accepting these terms, the privacy policy and the cookie policy. If you do not agree, please do not use the website.
3. Services offered
The website provides information about home inspections, expert reports, damage valuations, expert property valuations and court assistance, and lets you request information or a quote.
To avoid confusion:
- A home inspection is a private service on a specific home. It is not the Spanish building inspection (ITE) or building assessment report (IEE), which have their own regulations.
- Property valuations are expert valuations for inheritances, divorces, claims or court proceedings. They are not mortgage valuations, which can only be issued by valuation companies and credit institutions’ in-house valuation services approved by the Bank of Spain under Order ECO/805/2003.
- The website content is not legal advice. When a case requires it, we recommend consulting a lawyer.
4. Terms of use
You agree to use the website lawfully, in good faith and in accordance with these terms. In particular, you may not:
- Carry out unlawful activities or activities contrary to good faith.
- Damage, overload or disrupt the website or its servers.
- Access or attempt to access restricted areas, private folders or other people’s data.
- Introduce viruses, malicious code or any system that may cause damage.
- Submit forms automatically, in bulk or with third parties’ data without their permission.
- Impersonate another person when contacting us.
- Copy the website content massively or systematically.
5. Information, prices and booking
The information published is for guidance and does not replace the study of the specific case. Prices shown on the website are for guidance and state whether VAT is included.
Sending a request does not mean booking any service. The contract is formed only when you expressly accept the quote, which sets out the scope, the deliverable, the price, the deadline and the particular conditions of the job. Court attendance and confirmation of the report are booked separately, unless the quote says otherwise. The full terms are in the terms and conditions of service.
If you are a consumer, you have the rights granted by the Spanish consumer protection law (Texto Refundido de la Ley General para la Defensa de los Consumidores y Usuarios), including the right of withdrawal from distance contracts, with the exceptions set by law.
6. Associate experts and technical independence
Some jobs may be handled by associate experts of the Verify Home Inspector network. Each report identifies the professional who signs it, who acts with technical independence and is responsible for their conclusions. Each professional’s qualifications, association memberships and insurance are their own and are shown on their profile.
The person in charge of Verify Home Inspector holds professional liability insurance with cover of up to €450,000, subject to the policy conditions.
7. Information content and law summaries
The guides, FAQs, glossary and law summaries published on the website are for information only. They are reviewed periodically and show their review date, but laws change: the only legally valid text is the one published in the Spanish Official State Gazette (BOE) or the relevant regional gazette.
8. Customer reviews
The reviews published come from customers who have booked a service and given their permission. Both positive and negative reviews that comply with the publication rules are published. How they are verified is explained on the reviews page.
9. Intellectual and industrial property
The texts, inspection photographs, sample reports, designs, logos, trademarks and code of this website belong to its owner or are used with permission. Reproducing, distributing, transforming or publicly communicating them without written permission is prohibited, except for personal and private use.
The reports we deliver to our clients may be used for the purpose of the job (negotiating, claiming or submitting them in proceedings). Their author retains the intellectual property rights.
10. Links
The website may include links to third-party pages, such as official gazettes or legislation. We do not control those pages and are not responsible for their content. You may link to our website as long as you do not suggest a relationship, sponsorship or endorsement that does not exist.
11. Liability
We work to keep the website running properly and its information accurate, but we cannot guarantee the complete absence of errors, interruptions or technical incidents. We are not liable for damage caused by improper use of the website or for decisions taken solely on the basis of its general content, without a professional instruction.
12. Languages
The website is available in several languages. Translations are provided for ease of reading; if there are differences between versions, the Spanish version prevails.
13. Data protection and cookies
How we process your personal data is explained in the privacy policy, and the use of cookies and similar technologies in the cookie policy.
14. Changes to this legal notice
We may update this legal notice when the website, the services or the law change. The version in force is the one published on this page, with its update date.
15. Governing law and jurisdiction
This legal notice is governed by Spanish law. If you are a consumer, the courts of your place of residence will have jurisdiction. In all other cases, the parties submit to the courts of Torrevieja (Alicante), unless the law provides otherwise.
