Rental home inspection

We document the home's condition when the tenant moves in or out, with dated photographs of every room, and assess the cost of any damage. This helps avoid disputes about the deposit (fianza) and provides evidence if no agreement is reached.

Who it is for

Useful for landlords and tenants

Landlords

Evidence of how you handed over the home and any damage left by the tenant, with repair costs, to substantiate retaining the deposit (fianza).

Tenants

A record of the home's condition when you move in, so existing damage or normal wear and tear is not deducted from your deposit (fianza).

Frequently asked questions

Common questions

Do you inspect rented homes?

Yes. At the start or end of a tenancy, a report with dated photographs of each room's condition helps avoid disagreements over the fianza, the rental deposit. It distinguishes ordinary wear through use from damage payable by the tenant. It is useful to both landlords and tenants, and carries greater value when prepared at the beginning and end of the contract using the same assessment criteria.

Can a furnished or occupied home be inspected?

Yes, but furniture can conceal important areas, such as damp walls behind a wardrobe or floors beneath rugs. We do not move heavy furniture or personal belongings. Anything that cannot be seen is recorded in the report as an uninspected area. If a particular area concerns you, ask the seller to clear it before the visit. This problem does not arise with a new build, as the home is handed over empty.

What do I receive after the inspection?

You receive a report listing numbered issues, each with its location, photographs, description and level of seriousness. Findings are organised so that you can distinguish urgent, important and minor matters. If commissioned, the report also includes an indicative repair cost broken down by work item. It is designed for practical use: negotiating the price, requesting snagging repairs from the developer, or deciding whether to proceed with the purchase.

Is a rented home worth less?

Usually yes, because the buyer cannot occupy it until the tenancy ends and must respect tenant rights, including duration requirements under the Ley de Arrendamientos Urbanos, Spain's urban tenancy law. For an investor, however, established rental income can be attractive. Valuation examines the contract, rent, remaining term and local market, and may apply a discounted rental-income method. Provide the tenancy documents so the valuation considers the actual agreement rather than treating the property as vacant.
