What we check most in Valencia

Homes affected by the DANA

After the DANA flood of October 2024, in l'Horta Sud some homes have been repaired and others are still pending. Before you buy, we look for residual damp in walls and ground slabs, and check the electrical installation and recent repairs.

New build

At key handovers we check terraces, window sealing, ventilation and air conditioning, and compare the home with the specification.

Buildings from the 1960s and 1970s

Old downpipes and risers, electrical installations never renewed and façades shedding render. It is worth reviewing the owners association minutes and levies.

Damp from the ground

On ground floors in the huerta and in old town centres, rising damp is common and is sometimes painted over before a sale.

Villas on estates

Retaining walls, pools, roofs and, on some estates, private drainage. We check the plot as well as the house.

Homes by the sea

In Cullera, Gandia or Puerto de Sagunto, salt corrodes railings, metal window frames and balcony reinforcement.

Rules in the Valencia region:the LOFCE (regional building quality law) and the IEE (building assessment report) affect what you should ask for before buying in the Valencia region.

Questions about inspections in Valencia

I want to buy in an area hit by the DANA. What do you check?

We measure the moisture remaining in walls and floors, look for cracks, review the visible condition of the electrical installation and the repairs carried out. We advise you to ask the seller for the paperwork on the works and on any compensation received.

How do you organise an inspection in Valencia?

We set the date in advance and, for new-build handovers, group the homes in the same development on one day, so the travel cost is shared. Any travel cost appears in the quote.

Do you also carry out the second snagging visit?

Yes. When the developer reports that the snagging is finished, we recheck the defects in the first report and give you an updated list.

FAQ

Common questions

When is the best time to inspect a new-build home?

Ideally, immediately before signing the key handover document, during the pre-handover visit offered by many developers or an appointment you request to examine the completed home. The developer then receives the issues list before you accept the property. If you already have the keys, inspection remains useful: the Ley de Ordenación de la Edificación (LOE), Spain's building law, provides a one-year period for finishing defects from reception of the building work.

What is the memoria de calidades and why does it matter?

The memoria de calidades is the contractual document describing the home's materials, finishes and equipment, including flooring, windows, sanitary fittings, kitchen and heating or cooling. It forms part of what you purchased and the developer must comply with it. If lower-quality or different materials are supplied without your agreement, you can make a claim. During a new-build inspection, we therefore compare the delivered property with this specification item by item.

Can a recent renovation conceal defects?

Yes. Painting over a damp stain, laying a new floor over a damaged one, or covering a defective wall with plasterboard can improve appearances without addressing the cause. We pay particular attention to renovated areas: measuring moisture in freshly painted walls, looking for returning cracks, and checking whether installations have genuinely been renewed or merely changed externally. Ask the seller for the renovation invoices.

What do I receive after the inspection?

You receive a report listing numbered issues, each with its location, photographs, description and level of seriousness. Findings are organised so that you can distinguish urgent, important and minor matters. If commissioned, the report also includes an indicative repair cost broken down by work item. It is designed for practical use: negotiating the price, requesting snagging repairs from the developer, or deciding whether to proceed with the purchase.

Do you charge for travel?

This depends on distance from our bases in Torrevieja and Seville. Travel is usually included nearby; for more distant locations, it is shown separately in the quote before acceptance. Where several homes in the same area are inspected on one day, for example in a new development, the travel cost is shared. Include the property's municipality or postcode so travel can be considered as part of your particular quote.
