Home inspection in Murcia

From Torrevieja, less than an hour from the city of Murcia and the Mar Menor, we inspect homes throughout the Region of Murcia before you buy or receive them. We tell you what defects they have, which are serious and what they cost to repair.

Two walls: a hairline crack in the plaster and a diagonal crack running from the corner of a window.

The region

What we check most in Murcia

The ground, the climate and the age of the homes shape the defects we find.

Cracks and ground movement

Inland and in the Campo de Cartagena there are clay soils that swell and shrink with moisture. We tell a cosmetic crack apart from a differential settlement that affects the structure.

Seismic zone

The Region of Murcia is one of the areas of highest seismic hazard in Spain, as the Lorca earthquake of 2011 showed. In older homes we look closely at cracks, floor slabs and extensions built without plans.

Seafront and marine air

On the seafront of the Mar Menor and the Mediterranean, salt attacks railings, window frames and the reinforcement of balconies and terraces in buildings from the 1970s and 1980s.

Torrential rain

Several Mar Menor towns, such as Los Alcázares, have flooded during DANA storm episodes. We check ground floors, garages and entrance levels, and look for traces of damp or recent repairs.

Heat and flat roofs

Long summers punish roof terraces, waterproofing and joints. We check falls, drains and the membrane wherever it can be seen.

Extensions and enclosures

Enclosed terraces, porches turned into rooms and converted storerooms are common on estates. We point out what to check at the town hall before paying for those square metres.

Rules in Murcia:besides national law, the Ley de Vivienda de la Región de Murcia (regional housing law) governs quality and the information buyers must receive.

Questions about inspections in Murcia

Do you cover the whole Region of Murcia from Torrevieja?

Yes. The Mar Menor, Cartagena and the city of Murcia are less than an hour away. For Lorca, the Northwest or the Altiplano we agree the date with a little more notice. Any travel cost appears in the quote before you accept it.

I am buying on the Mar Menor from abroad. Can you go without me?

Yes. We arrange the visit with the agency or the seller and send you the report with photographs. We can assist you in English and other languages.

Will you tell me if a crack is caused by the ground?

We tell you whether it is a cosmetic defect or movement that needs studying, and whether a deeper investigation is advisable before buying. A visual inspection does not replace a geotechnical survey, but it tells you when one is needed.

FAQ

Common questions

What does a home inspection cover?

We examine the accessible parts of the property: visible structure for cracks or deformation; façades, terraces and roofs where access is possible; windows, doors, closures and seals; floors, wall tiles, walls and ceilings for hollow areas, uneven tile edges or poor flatness; and signs of water penetration, rising damp or condensation. Electrical installations, plumbing, drainage and heating or cooling are checked insofar as they can be seen and tested without dismantling anything. Each finding is photographed and recorded with its exact location.

What problems affect homes close to the sea?

The marine environment accelerates corrosion of concrete reinforcement, railings, metal windows and doors, and air-conditioning equipment, and causes salt deposits on façades and walls. Spalling balcony concrete with rusted reinforcement is common and can be dangerous if left unrepaired. In Costa Blanca developments from the 1980s and 1990s, we also see neglected flat roofs and damp on lower floors. All these elements are examined during the inspection.

What are the risks of buying a home with unauthorised extensions?

An enclosed terrace, storage room converted into a bedroom or additional storey built without permission may not be recorded in the Registro de la Propiedad or Catastro, the Land Registry and cadastral system. Depending on the case, the council could require legalisation or demolition if its enforcement period has not expired. This may also affect mortgage finance and resale. Inspection identifies signs of extensions; the council or a competent professional confirms their planning status.

How can I tell whether a crack is serious?

Consider its width, direction, path and development. Hairline plaster cracks usually concern finishes. As a guide, greater concerns include openings wider than one or two millimetres, diagonals at the corners of openings, cracks passing through walls or floor structures, repetition across several storeys, and growth over time. A simple way to check activity is to install testigos, crack-monitoring markers, and take measurements over a period of time; the expert decides the method and duration for each case.

Do you charge for travel?

This depends on distance from our bases in Torrevieja and Seville. Travel is usually included nearby; for more distant locations, it is shown separately in the quote before acceptance. Where several homes in the same area are inspected on one day, for example in a new development, the travel cost is shared. Include the property's municipality or postcode so travel can be considered as part of your particular quote.
