Home inspection in Málaga

From our base in Seville we inspect homes in the province of Málaga before you buy or receive them, from the Costa del Sol to the Axarquía. We tell you what defects they have, which are serious and what they cost to repair.

What we check most in Málaga

New builds on the Costa del Sol

At key handovers we check terraces, window sealing, air conditioning, pools and common areas, and compare the home with the specification.

Homes on hillsides

Many homes sit on slopes above retaining walls. We check their condition, the drainage and the cracks that reveal movement.

Country houses without a licence

In the Axarquía and other rural areas there are many homes built on non-buildable land. Before buying, you should know whether they fall under the regime of asimilado a fuera de ordenación (tolerated but non-conforming building) and what that restricts.

Marine air

On the seafront, salt corrodes railings, window frames and balcony reinforcement in buildings from the 1960s to the 1980s.

Older estates

Old services, tiled roofs, communal pools and levies. It is worth reviewing the owners association minutes.

Seismic zone

The province has a notable seismic hazard under the Spanish seismic code. In older homes we look closely at cracks and at extensions built without plans.

Rules in Andalusia:the LISTA (Andalusian planning law) governs licences and irregular buildings, and Decreto 218/2005 sets the information you must receive before you buy.

Questions about inspections in Málaga

I live outside Spain and am buying on the Costa del Sol. Can you do everything at a distance?

Yes. We arrange the visit with the agency or the seller and send you the report with photographs. We can assist you in English and other languages, although the report is written in Spanish.

Do you check the plot of a villa on a slope?

Yes. As well as the house, we check retaining walls, visible embankments, drainage, the pool and fences, which on hillside homes are often the most expensive things to repair.

How do you organise an inspection in Málaga?

We carry it out from Seville on an agreed date. Travel is stated in the quote and is shared if we inspect several homes in the same area on the same day.

FAQ

Common questions

Can I commission an inspection from outside Spain?

Yes, this is very common. Many clients buy on the Costa Blanca or in Andalusia while living abroad. You can request a quote through the website; we coordinate access with the estate agent or seller, arrange a video call during the inspection if you wish, and send the report with all its photographs. If you later need to make a claim, the expert report is issued in Spanish, the language valid before Spanish courts.

Do you inspect detached houses, terraced houses and bungalows?

Yes. Single-family homes require a broader examination because, in addition to the interior, we inspect façades, roofs, terraces, boundary walls, the visible parts of the swimming pool, inspection chambers and external drainage. On the Alicante coast, common issues include damp on lower floors, salt deposits and corrosion associated with the marine environment, leaks through walkable terraces and extensions built without permission. These findings are documented, and valuation is included if commissioned.

What are the risks of buying a home with unauthorised extensions?

An enclosed terrace, storage room converted into a bedroom or additional storey built without permission may not be recorded in the Registro de la Propiedad or Catastro, the Land Registry and cadastral system. Depending on the case, the council could require legalisation or demolition if its enforcement period has not expired. This may also affect mortgage finance and resale. Inspection identifies signs of extensions; the council or a competent professional confirms their planning status.

Can you assist me in my language?

The website is available in several languages and you can write to us in your own. We reply in Spanish or English and, where needed, with a reviewed translation. The informe pericial, the expert report, is issued in Spanish, the language valid before Spanish courts. For overseas clients, a summary in their language can be prepared as an additional service stated in the quote.

Do you charge for travel?

This depends on distance from our bases in Torrevieja and Seville. Travel is usually included nearby; for more distant locations, it is shown separately in the quote before acceptance. Where several homes in the same area are inspected on one day, for example in a new development, the travel cost is shared. Include the property's municipality or postcode so travel can be considered as part of your particular quote.
